Step 2

Design & Planning (3–4 months)

This phase covers two major workstreams. First, our preferred licensed architect and structural engineer design your home and produce full architectural and structural drawings. Second -- and equally important – a civil engineer develops your site plans, which address how your home will be positioned on the lot, including grading, drainage, and utilities. Both are required before permitting can begin. You'll also work with us or an interior designer during this phase to finalize your finishes, fixtures, and materials.

Step 3

Permits & Approvals (3–4 months)

We handle the heavy lifting on all of the paperwork – submitting drawings to the municipality, coordinating any required revisions, managing bonds, and securing your land disturbance and building permit. Timelines here vary by jurisdiction, but we'll keep you informed and follow up on your behalf every step of the way.

Step 4

Construction (10-12 months)

This is where your home comes to life. Before work begins, we'll provide you with a detailed construction schedule so you can follow along at every stage. We manage every subcontractor on-site – a trusted team we've worked alongside for years – and you'll have a single point of contact with us so you're never left wondering what's happening or who to call. At key milestones throughout the build, we'll meet to walk through completed work together and review what's coming next.

Step 5

Completion & Warranty(2–4 weeks)

Before we hand over the keys, we conduct a thorough walkthrough together to make sure every detail meets your expectations. Your home comes with a warranty, and we stand behind our work long after move-in day.

Step 1: Lot Search & Acquisition(timeline varies -- typically 1–6 months)

Not sure where to build? We can help. We have an in house realtor and we will work with you to identify suitable lots based on your location preferences, budget, and the type of home you're envisioning. We'll advise on factors like soil conditions, water table/ flooding issues, zoning, setbacks, easements, utilities access, and buildability before you make any purchase decision. Lot availability depends heavily on your target area and market conditions, so this phase can take more time.

Steps 2–5: Everything Above. (3–4 months)

Once you've secured your lot, the process follows the same five steps outlined above from initial consultation through design, permitting, construction, and your final walkthrough, typically 16-18 months from that point.
